The project consists of a mixed-use commercial and residential building located in Anfeh, Koura, North Lebanon, constructed on a land area of 38 405 m². Assuming the site is available for construction to start promptly, the allowable area for construction is 20% with setbacks of 6 m this means that the project falls within the standards except for number of stories.  The building comprises three basement levels designated for parking, each with an area of 5626 m² and a height of 4.5 m. The ground floor has an area of 5140 m² and serves commercial purposes. Above the ground floor, there are three typical commercial floors, each with an area of 5150 m² and a height of 4.5 m. Exceptionally, floor five has a height of 9 m and accommodates a cinema hall and bowling platforms. The platform is topped with a roof level of 5140 m² and a height of 4.5 m, accommodating restaurants and open spaces. Above the roof, there are two residential towers each of 13 floors, with an area of 1082 m² each and a height of 3.6 m, accommodating six apartments per floor. The towers are topped with a roof level of 1082 m² and a height of 4.2 m, The total built-up area of the project is approximately 71416 m². The total height is 91.9 m above ground.

The land is located in Anfeh, North Lebanon with an area of 38 405 m2with an allowable construction area of 20%, this indicates thar our project falls within zoning regulations except for the number of stories.
